Hire of immovable property or lease for residential purpose in Thailand by foreigners is governed by Civil and Commercial Code (sections 537 to 571) since there is no specific law issued regulation this matter. The Civil and Commercial Code defines a rental or lease agreement (สัญญาเช่า) in section 537 as a hire of property contract whereby a person, called the lessor or landlord, agrees to let another person, called the lessee or tenant, have the use or benefit of his property for a limited period of time and the lessee agrees to pay rent therefore. 

There is no minimum term for a hire of property in Thailand but the maximum enforceable fixed term an owner can burden his immovable property with a lease cannot exceed 30 years.

• the agreement must have an enforceable and valid content (a partly void or invalid contract could be completely void)
• a lease agreement over 3 years must have a Thai script version of the lease registered with the local land office
