The right of usufruct refers to the rights granted under the Civil and Commercial Code sections 1417 to 1428 whereby the owner of an immovable property (condominium, land and/or house) grants to another person (e.g. foreigner) for a limited period of time, not exceeding the life of a person or persons, the possession, use and enjoyment of the property (similar to a life-estate). The agreement granting the right of usufruct must be in writing (in Thai script). As a real right the usufruct must be registered with the Land Department and will be noted on the backside of the land title deed copy of the owner and the original as held at the local land office.
