Tor Dor 21

Tor.Dor.21 (ท.ด.21) is the official Land Department power of attorney form for land. It allows the owner of a specific immovable property to authorise another person to act on their behalf at the Land Office for a clearly described transaction (for example, sale, transfer, mortgage, lease or survey) in respect of that particular land or building.

The form is in standard Thai script and must specify the land/title details and the exact authority granted. For most land transactions, Land Offices only accept this official Tor.Dor.21 form (or the related forms such as Or.Chor.21 for condominiums), not a privately drafted power of attorney.
