Chanote
Chanote (Nor Sor 4 Jor) – Thailand’s highest-ranking freehold title deed, issued by the Land Department, providing full ownership rights, exact parcel boundaries, owner names, and legal registration history. Sample Thai land title deed showing the back side with registration index

The Chanote ownership certificate (pictured) is issued for each unit in any registered condominium in Thailand, as well as for land holding the highest classification of private freehold ownership in the country. It differs from the Nor Sor 3 Gor, which grants confirmed possession rights but with less precise surveys; Nor Sor 3 Gor can usually be upgraded to a Chanote.

Land under a Chanote title deed (Nor Sor 4 Jor / NS4J) is precisely surveyed and referenced to the national survey grid. The Land Department sets physical boundary markers (“land markers” or survey monuments) into the ground at the corners of the land plot.

About the boundry land markers:

  • They are usually concrete posts (sometimes metal rods in older areas), with a unique ID number that corresponds to the Chanote deed and survey map.
  • The marker number can be checked at the Land Office during a title search.
  • Markers are plotted using GPS technology and tied to the national geodetic system, which minimizes disputes.
  • When buying land, it’s standard practice to walk the boundaries with the Land Department officer or a licensed surveyor to confirm that the physical markers match the Chanote map.
  • If markers are missing, displaced, or disputed, the Land Office can resurvey and reset them.
